THE LOCATION

San Jose is a 1st class municipality found in the southern part of the province of Occidental Mindoro, Philippines. It has a population of 111,009 people in 22,464 households. The people are predominantly Visayans, Batangueños and Ilocanos with Tagalog as the most spoken dialect.

It is the main commercial port and the center of entertainment and business as well as education in the province.

Financial institutions like the Philippine National Bank (PNB), United Coconut Planters Bank (UCPB), Development Bank of the Philippines (DBP), Allied Bank, Metrobank, Landbank, Philippine Veterans Bank abound (have local branches. The fast food chain Jollibee has started operations in San Jose. Telecommunication services are provided by Digital Telecommunications (Digitel), Smart Communications, Globe, RCPI, and Piltel. Numerous internet cafes are also available mainly in the poblacion area.

Major schools include Divine Word College, Montessori de San Jose and the Occidental Mindoro National College.

The municipality has largely diverse economic activities but with the majority of the work force (estimated at 76%) still engaged in agriculture. Major crops produced includes corn, rice, garlic, onions and among others. It is also known for inland fishing producing lapu-lapu, milkfish, and export quality prawn. Substantial quantity of marine products are also available.

Commercial livestock and poultry farms producing layers,broilers and meat products also exist. It has the largest number of agricultural support facilities such as ricemills, warehouses, solar dryers, and the likes.

Registered commercial establishments number around 1,030 and the public market, the center of commercial activities, is the largest in the province.

Industries includes hollow blocks making, handicrafts and furnitures, and other small scale processing and manufacturing plants.

Tourism

The major attractions of San Jose are its three offshore islands - Ambulong, Ilin, and White Island. San Jose is also a favorite jump-off point to the world-class diving site - Apo Reef Marine Park.

Ambulong Island

Ambulong Island is a 30 km� island with fine beaches, cliffs and abundant coral formations. It is characterized by white sand beaches, cliffs along pillars jutting out of the water, and underwater caves. Coral gardens and tropical fish are abundant in several coves. The coral gardens and the white sand beaches are fantastic. A fisherman s village is located at the sheltered side of the island. Ambulong Island is also a jump-off point to some of the dive spots in the area, such as the Iling Point, Baniaga Reef, Ambulong Bank, Dungan Reef, Sardines Reef, Apo Reef, and Manadi Island. These dive sites are about an hour away by pumpboat from the Caminawit Port.

Ilin Island

Ilin Island has a village of shell divers, being abundant in shells and coral reefs. Mina de Oro Beach Resort (Barangay Inasakan, Ilin Island; an hour by boat from surrounding islands). This resort serves as a jump-off point to other attractions of the island of Ilin. There are ancient burial caves of early Chinese traders, ethnic fishing villages, and numerous dive sites from which to view many tropical fishes. Lush foliage encircle the clear blue waters of the South China Sea. There are scuba diving facilities, a 6.8 CTM compressor, seaport facilities, diveboats, and PADI and NAUI-certified instructors.

White Island (Manadi, Barrio Ilin, San Jose; 15 minutes by pumpboat from Caminawit Port)

White Island has a long powdery beach where buried turtle eggs are occasionally found. It has an almost mile-long beach with smooth and powdery white sand. The tranquil and peaceful island is an ideal place for swimming, scuba diving and fishing. Turtle eggs are occasionally found buried in the sand, and visitors are cautioned to keep them undisturbed.

Apo Reef

Apo Reef is located in the territorial waters of the municipality of Sablayan, but San Jose is one of the points of entry of those who wish to get there. The Apo Reef Marine Park includes the fascinating bird-populated islands of Binangaan and Cajos del Bajo, which are surrounded by waters with over 500 species of marine life and luxuriant coral growth represented by approximately 400 to 500 kaleidoscopic coral species.

Mt. Iglit National Park

It is located in an area shared by the municipalities of Sablayan and Calintaan, but San Jose is also the main gateway there. It is a sanctuary for the tamaraw (Anoa Mindorensis), an endemic specie of buffalo found only in Mindoro. It provides a nice eco-tourism, trekking, or mountaineering alternative to beach/dive resorts.

There are thirty five thousand (nine to twelve years old) and ten thousand (one to 3 years old) mahogany trees and six hundred fifty (eight to twenty five years old) carabao mango trees planted in the said property.

There is also a one and one half (1.5) hectare of tilapia fish pond inside the farm.

The Tree: In the natural rainforest, Mahogany is a very large canopy tree, sometimes reaching over 150 feet in height, with trunks sometimes more than 6 feet in diameter above a large basal buttress. It is a generally open-crowned tree, with gray to brownish-red fissured bark.

Status: Mahogany is perhaps the most valuable timber tree in the whole of Latin America and has been heavily exploited for most of this century. Mahogany is becoming increasingly rare, and is already extinct in parts of its original range. It is listed as threatened in `Arboles Maderables en Peligro de Extinción en Costa Rica` and is listed in CITES Appendix III.

The Wood: Mahogany varies from yellowish, reddish, pinkish, or salmon colored when freshly cut, to a deep rich red, to reddish brown as the wood matures with age. Mahogany is fine to medium texture, with uniform to interlocking grain, ranging from straight to wavy or curly. Irregularities in the grain often produce highly attractive figures such as fiddleback or mottle. Mahogany polishes to a high luster, with excellent working and finishing characteristics. It responds well to hand and machine tools, has good nailing and screwing properties, and turns and carves superbly.

Uses: Mahogany is regarded by many as the world s premier wood for fine cabinetry, high-class furniture, trimming fine boats, pianos and other musical instruments, sculpture, joinery, turnery, figured and decorative veneer, interior trim, and carving.

ASSUMPTIONS

A ten percent of total cost before taxes for probable loss is assumed for the mortality rate of the mango trees in the event of typhoon and other calamities.

Since thirty five thousand mahogany trees were planted between 1996 and 2000, it is assumed that fifteen percent of them will mature on 2014, fifty five percent will mature on 2020 and thirty percent will mature on 2023. The value of mahogany tree is fifteen thousand pesos per tree.

The value of a mango tree upon harvest time is six thousand pesos.

There are two caretakers who receive a salary of four thousand pesos each monthly. For three months a year. Ten contractual workers who will trim and spray chemicals to the mango trees and clean the surroundings are also hired. Each of them receives one hundred twenty pesos daily as wages.
